I'm Bonner Gaylord. Twenty-one years at Kane Realty, from residential development to Chief Operating Officer, and eight on the Raleigh City Council. Through Gaylord Ventures, I take on a small number of engagements for owners, operators, and institutions: the problems that need an operator, not another report.

Gaylord Ventures is one person, not a firm with a bench. Twenty-one years at Kane Realty covered the full arc of real estate, development, construction, operations, and transactions, and eight years in office added the public side. I came to Kane Realty in 2004 to develop urban infill housing and stayed 21 years: director of residential development, then General Manager of North Hills, then Chief Operating Officer and an owner in the firm. The arc covered feasibility, financing, design, construction, leasing, and the daily operations of one of the Southeast's most ambitious mixed-use districts, while the firm grew from 12 people to 330.
For eight of those years I also served on the Raleigh City Council (District E, 2009 to 2017), which is where entitlements, public procurement, public budgets, and public accountability stopped being abstractions and became the day job.
Gaylord Ventures is the practice built on that experience: one operator, taking on a few engagements at a time, for owners and institutions whose problem needs judgment that has owned the consequences. The work spans development, operations, transactions, civic strategy, interim leadership, and standing up the operations of new buildings. I am also co-founder and CEO of Grounded Intelligence, a separate company that advises commercial real estate firms on AI.
